A.S.James has over 30 years of environmental consulting experience in the Melbourne suburbs and Country Victoria.  A.S.James and its consultants are members of Engineers Australia, Australasian Land and Groundwater Association (ALGA) and the Environmental Institute of Australia and New Zealand (EIANZ).

Whether you are buying or selling a property, a Due Diligence Environmental Site Assessment can assist in determining the environmental quality of the site and potential environmental liabilities associated with the site in a transparent way, which can increase the value of a property and reduce anxiety and risks for prospective purchasers.  A.S.James acknowledges that the scope and intent of a Due Diligence Environmental Site Assessment can vary depending on property type and client objectives, therefore, a scope of works can be tailored to suit the clients’ objectives and budget.

Typical activities undertaken as part of a Due Diligence Environmental Site Assessment include:

  • Site history review to determine past and current land uses.
  • Site walkover survey to determine potential sources of contamination eg; presence of an underground storage tank, above ground storage tank, chemical store areas, visual staining on soil surface, etc.
  • Site characterisation via collection of relevant site specific information including geological and hydrogeological information, surrounding land uses, etc.
  • Development of a preliminary site specific conceptual site model to detail potential pollutant linkages present at the site.
  • Limited soil sampling for identified potential contaminants of concern via borehole drilling, hand augering and test pitting sampling methods.
  • Assessment of groundwater, including groundwater monitoring well installation and analysis, if required.
  • Analysis of all data obtained during the assessment and compilation of an appropriate report, detailing environmental quality of site with respect to future site users and environment.
